With the significant downward price adjustment in real estate that has occurred in the Smoky Mountain cabin market since the third and fourth quarters of 2008, an educated buyer will find some extremely attractive opportunities. According to several local appraisers, prices appear to have stabilized in the summer of 2009. Their opinion is that the prices on quality cabins have come down 10-20% market-wide with opportunities involving short sales and foreclosures offering discounts of 30-35%. While prices on short sale and foreclosure cabins in Pigeon Forge and Gatlinburg appear attractive, that is only true on quality properties in excellent locations. Uncertainties in the national economy caused a 3% to 7% decrease in cabin rentals in the Smokies in 2008. However, management companies report that 2009 rentals have recovered to their previous levels. With 11,000,000 people vacationing here in the Smokies each year, cabin rentals are one of the largest industries in our area. A great percentage of our visitors return each year for their major vacation as well as for weekend getaways. When people find a cabin they like to stay in, they become very possessive of it! As far as they are concerned, when they come to the Smokies, that is their cabin and they treat it as such.
If you are thinking about owning a cabin in the Smoky Mountains that you will use several times a year, why not allow other mountain-lovers to pay for most or all of it!
It is currently a buyer’s market here in the Smoky Mountains. Unlike many real estate markets, foreclosures and short sales do not comprise a large percentage of the available quality cabins. However, with careful analysis, some excellent opportunities exist in the foreclosure / short sale market.
